Al. Neyer - Superintendent

Summary of Responsibilities

 The Project Superintendent coordinates all activities on a jobsite(s), including scheduling and coordination of the work, quality control, safety, security, and direction of the labor forces.

Essential Job Functions

  • Coordinates and schedules subcontractor activities including 4-week look ahead schedules

  • Documents construction occurrences and activities

  • Reviews and understands project budgets with understanding of project and subcontractor scopes of work

  • Implements and enforces company safety policies

  • Schedules, directs, and administers field staff in a cost-effective manner

  • Ensures compliance with plans and specifications

  • Communicates with Sr. Project Manager and Project Manager on design and construction issues

  • Maintains site security, general conditions, jobsite(s) cleanliness

  • Resolves conflicts and coordinates daily workflow on construction projects

  • Reviews drawings and design for constructability

  • Assists in developing and manages job specific quality control plan

  • Participates and leads on site subcontractor coordination meetings

  • Assists in developing and maintenance of project schedule

Position Requirements

Strong leadership and managerial skills

  • Strong communication skills, both written and verbal with the ability to communicate professionally with management, workforce, subcontractors, owners and visitors

  • Ability to climb stairs in multi-story buildings and extension ladders at least 40 feet high

  • Ability to observe, visually and audibly, events at the jobsite(s)

  • Ability to coordinate field labor in a cost-effective manner

  • Ability to articulate and document construction occurrences and activities

Qualifications and Experience

Experience in Microsoft Outlook, Word, Excel and Project

  • Experience with Procore project management software

  • Minimum of 4-year bachelor’s degree in Civil Engineering or Construction Management or a High School diploma with applicable experience

  • Minimum of 5-7 year of experience with commercial office, medical office, industrial and/or multi-family projects

  • Working knowledge and experience in all phases of construction

  • Minimum of 10-hour OSHA certification required; 30-hour OSHA certification preferred

Al. Neyer - Project Manager

Summary of Responsibilities

The Project Manager is the overall project leader and has complete responsibility for his/her projects, starting as early as initial client contact and ending when the project closeout is completed. The PM ensures that their projects meet all internal and external expectations for client satisfaction, budget, reporting, adherence to the project schedule, quality, and safety.

 Essential Job Functions

 Leader in maintaining positive relations with internal and external project team members throughout the project's design, construction and closeout.

  • Maintain relationships with clients, designers, consultants, and subcontractors.

  • Manage and/or coordinate internal project team members and resources. This may require on-site management.

  • Assist with preconstruction activities including, prequalification, bid solicitation, and bid packages.

  • Oversee procurement process, bid analysis and contract awards.

  • Manage project performance indicators including financial reports, schedule, cost control and change requests.

  • Manage project communication and documentation of drawings, submittals, RFIs, meetings, and closeouts.

  • Coordinate and lead project meetings with clients, design team, consultants and trade contractors.

  • Develops and participates in quality control procedures and inspections to ensure client’s needs and expectations for performance, scope and schedule are met.

  • Manage multiple projects simultaneously

 Position Requirements

 Strong leadership skills

  • Strong communication skills, both written and verbal

  • Experience in conceptual estimating preferred

  • Familiar with Design/Build project delivery method preferred

  • Ability to analyze data and make timely decisions and recommendations

  • Ability to perform multiple time-sensitive tasks concurrently

  • Ability to communicate professionally with others, including Building and Planning Officials and other government bodies

  • Ability to coordinate outside vendors, particularly in the due diligence process

 Qualifications and Experience

 Completed a bachelor’s degree in Engineering or Construction Management

  • Minimum five years of relevant project management experience

  • Experience with Procore, Microsoft Office, Microsoft Outlook, Microsoft Project, Bluebeam and other software systems as necessary (i.e., scheduling, job cost, bid analysis software packages)

Consistent with the accepted practices, processes and estimating standards, our Estimator complete a thorough evaluation of all projects specifications, scope and execute an accurate estimation of the work to be performed.  Requirements include:

-Bachelor's Degree in Construction Management or Engineering Sciences preferred.
-Robust technical orientation.  Must be able to adapt to utilization of our Autodesk Fabrication ESTmep and on-screen take-offs.
-Minimum 3 to 5 + years experience in HVAC Sheet Metal Estimation.  Solid knowledge of the systems involved.
-Must have a positive outlook and personality that allows relationships to be built with equipment manufacturers, material suppliers and sub contractors.

-Must have a strong work ethic and an overall attitude to “get the job done" especially during peak periods.
